Berkshire County is the western end of Massachusetts: Pittsfield, North Adams, Great Barrington and 29 other towns, none of them on the CZM coastal list (CZM).
Much of its housing is old. The American Community Survey (2020-2024) shows 35% of units built in 1939 or earlier and only 9% since 2000, with a median year built of 1956 (ACS B25034). Two-thirds of units (66%) are detached houses and 70% of homes are owner-occupied (ACS B25024).
The Massachusetts Historical Commission inventory lists eight local historic district areas in four Berkshire towns, including Alford Center (2021), Great Barrington's Downtown district (1995), the Lenox Historic District (1975) and Ashley Falls in Sheffield (1980). There are also 69 National Register district areas (MHC inventory). In a local district, MGL c.40C requires a certificate before a garage door visible from a public way is changed (c.40C §5 and §6).
With so much prewar housing, the garage on a Berkshire property may have been added later or converted from a barn or shed. Then the opening can be an odd size, headroom short and framing out of square. Before any new door, we measure the opening, headroom and side room ourselves.
Older doors here often run on extension springs, and some have no safety cables. A broken extension spring without a cable can whip across the garage, so we add cables when we repair. Torsion spring repair is done as a matched pair on two-spring doors.
Cold, unheated detached garages are hard on openers and on door balance. We service and install all opener types and brands, including LiftMaster, Chamberlain and Genie, and a wall-mount opener can solve a short-headroom barn.
For an old or odd opening we can source custom-sized doors, including carriage-house designs, from Clopay, Garaga, Wayne Dalton and Amarr, and install them with new framing trim where needed. Licensed and insured: proof of insurance, license and 1099 available on request.
