Nearly two-thirds of Edgartown's housing units (63%) are seasonal (ACS B25004), and the town is on the state coastal-communities list (Massachusetts CZM). Detached houses are 90% of units (ACS B25024), and 87% of occupied homes are owner-occupied. Twenty-seven percent of units were built in 2000 or later, 31% from 1940 to 1979 and 12% before 1940; the median year is 1984 (ACS B25034).
The state inventory lists the Edgartown Local Historic District (2015) and, on the National Register, the Edgartown Village Historic District (1983) (MHC inventory). In a chapter 40C district, exterior changes visible from a public way go to the commission (MGL c.40C §5 and §6). If your house is inside the local district, ask before you choose a new door's style or material.
With so many houses used only in season, garage doors sit unused for months. Weatherstripping dries and cracks, rollers stiffen, and a spring can break while the house is empty. We can inspect the door before you arrive. A smart opener lets you or a caretaker check the door from a phone.
More than a quarter of the housing is from 2000 or later. These houses often have two or three garage bays, sometimes in a separate garage building. Insulated doors and quiet belt-drive openers suit a garage under living space.
Near salt water, springs, cables and hinges tend to rust sooner. Coated springs, stainless fasteners and a fresh-water rinse of the lower tracks help.
The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We check with the Edgartown building office.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
