Hubbardston is a town of owner-occupied detached houses. Detached homes are 88% of units (ACS B25024), and 93% of occupied homes are owned. Fifteen percent of units predate 1940, 20% are from 1940 to 1979 and 18% from 2000 or later; the median year is 1986 (ACS B25034).
The state inventory lists the Hubbardston Town Common Historic District (2000) on the National Register (MHC inventory). It shows no local historic district, so Register listing alone doesn't require approval to replace a garage door.
The Hubbardston Building Department lists "the issuance of permits, review of plans, and field inspection of projects" among its services, and its page posts an alert about new permitting software dated 10/13/26 (Hubbardston Building Department). The state's home improvement chart says a replacement garage door may need a permit and a new installation does (mass.gov). If a permit is needed, we use the current system.
Much of the housing dates from the last decades of the 20th century. Original doors from that time are often uninsulated, and the openers may lack modern features. A smart opener adds phone alerts and battery backup, and a new insulated door cuts drafts in an attached garage.
Large lots with outbuildings are common. A barn or second garage may need a door sized to a nonstandard opening. We measure headroom, side room and backroom before ordering.
If the door feels heavy or the opener strains, look above the door for a gap in the spring. Don't keep running it. See broken spring repair.
Snow and ice build up at the bottom of the door. Clear them and free a frozen seal before you press the button. A new seal each few years keeps out drafts. See weatherstripping.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
