Berkshire County

Adams is an older mill town. Fifty-five percent of housing units were built before 1940, 36% from 1940 to 1979 and 4% in 2000 or later; the median year is 1938 (ACS B25034). Detached houses are 49% of units, two- to four-unit buildings 31% and buildings of five or more 17% (ACS B25024). Sixty-two percent of occupied homes are owner-occupied.
The state inventory lists Renfrew Mill #2 and Phillips Woolen Mill (both 1982), the Summer Street Historic District (1985) and the Mount Greylock Summit Historic District (1998) on the National Register (MHC inventory). It lists no local historic district, so Register listing alone doesn't require review of a garage door.
Pre-war houses and multi-families often share a narrow driveway with a garage at the back. These garages are often single-bay and narrow, built before standard door sizes. Many have doors that were retrofit decades ago with extension springs and no safety cables. We fix that first: a broken extension spring without a cable can fly across the garage.
On a door with room above the opening, a torsion spring on a shaft runs smoother and is safer than extension springs. We measure the headroom before recommending it. See torsion spring repair.
When several tenants share a garage, a keypad avoids handing out remotes. Rollers and hinges wear faster with heavy use, so a yearly check is worth it.
Steep driveways and slab that pitches toward the door let water and ice collect at the bottom seal. A thicker seal and a threshold that sheds water help.
The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We confirm with the town.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
