Berkshire County

Otis is a southern Berkshire town where just over half the homes are seasonal. About 51% of units are seasonal (ACS B25004). Ninety-eight percent of units are single-family detached (ACS B25024), and 90% of occupied homes are owner-occupied. Eighteen percent of units were built before 1940, 43% from 1940 to 1979 and 14% in 2000 or later; the median year is 1974 (ACS B25034).
The state inventory lists the Otis Center Historic District (2022) on the National Register (MHC inventory). No local historic district is listed.
The Building Inspector page notes that zoning bylaw amendments passed on October 10, 2011 affect the issuance of building permits, and it links to PermitEyes, which requires registration (Otis Building Inspector). The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). If your job needs a permit, we register and file it.
For a garage that sits closed much of the year:
Many older homes started as cottages with small, unheated garages. A single-layer steel door is often all they need. If the garage is now part of a year-round home, an insulated door makes a difference in winter.
Clear snow from the bottom before opening, and don't force a door that's frozen to the slab.
Gravel and sand tracked in by cars wear the bottom seal and settle in the lower track. Sweep both out at the end of each season, and wipe the tracks clean rather than greasing them.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
