A third of Newbury's housing units (33%) predate 1940. Another 31% are from 1940 to 1979 and 20% from 2000 or later; the median year is 1963 (ACS B25034). Detached houses are 78% of units and attached houses 16% (ACS B25024). Eighty-six percent of occupied homes are owner-occupied, about 7% of units are seasonal (ACS B25004), and Newbury is on the state coastal-communities list (Massachusetts CZM).
The state inventory lists the Newbury Historic District (1976) on the National Register (MHC inventory). It shows no local historic district, so Register listing alone doesn't require approval to replace a garage door.
Many older homes have barns or carriage sheds used as garages. Openings are often wide or out of square, and the floor may be dirt or uneven concrete. We frame the opening as needed and fit an overhead door with a bottom seal that meets the floor. See carriage house doors.
Homes close to salt water see rust on springs and hardware sooner. Galvanized springs and coated hardware last longer, and a freshwater rinse helps.
About one unit in six is an attached house. Associations usually pick the door model and color. We match the approved door and can upgrade an owner's opener without changing the look.
A fifth of homes are from 2000 or later, mostly with insulated steel doors on torsion springs. When a spring breaks, we replace both. See torsion spring repair.
Seasonal homes left closed may have a broken spring or dead remote when the owners return. A tune-up at opening time helps.
The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We check with Newbury.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
