Deerfield's housing includes old village houses, postwar homes and apartment buildings. Twenty-eight percent of units were built before 1940, 36% from 1940 to 1979 and 11% in 2000 or later; the median year is 1972 (ACS B25034). Detached houses are 68% of units, attached houses 9%, two- to four-unit buildings 12% and buildings of five or more 11% (ACS B25024). Seventy-eight percent of occupied homes are owner-occupied.
The state inventory lists the Old Deerfield Village Historic District (1960) on the National Register (MHC inventory). It lists no local historic district in Deerfield, so Register listing alone doesn't require approval for a new garage door. Many owners of older homes still choose a carriage-style door to match.
Inspection Services links its online permitting portal from the building permit fees page (Deerfield Inspection Services). The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). If a permit is needed for your door, we apply through the portal.
About one unit in eleven is an attached house, and many share a garage wall or a row of doors. An association may set the door style and color. We can order a door to match the others and replace the opener without changing the outside look.
Pre-war houses often have a detached one-car garage with a tilt-up or swing door. If the framing is sound, a sectional door with low-headroom track can fit. If not, we can repair the existing door's hardware and hinges instead.
Doors with extension springs along the tracks should have a safety cable through each spring. If yours don't, ask us to add them when we're there. See extension spring repair.
Older openers without photo eyes should be replaced. A belt-drive opener is quieter in a garage under a bedroom.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
