Dover is almost entirely single-family. Ninety-six percent of housing units are detached houses, and 98% of occupied homes are owner-occupied (ACS B25024). The median home was built in 1970; half of the stock (51%) dates from 1940 to 1979, 10% is older than 1940 and 18% has gone up since 2000 (ACS B25034).
Dover houses sit on big lots, and many have three-car garages, separate carriage barns or a second garage for equipment. Wide and tall doors weigh more, and a 16- or 18-foot insulated door runs on heavy torsion springs. When one breaks, the door should not be lifted by hand; we replace both springs and check the cables and drums while we are there. For garages set well away from the house, a smart opener lets you check whether the door is closed from your phone.
Older Dover homes often have wood or wood-faced doors on detached barns. These need paint, rot repair at the bottom section and fresh weatherstripping. When a wood door is past saving, a carriage house door in steel or composite keeps the look with less upkeep.
The MHC inventory lists two National Register entries in Dover: Elm Bank (1987) and part of the Medfield State Hospital grounds (1994). Neither is a local historic district, so ordinary door work on homes nearby needs no commission review. On permits, the state chart lists door replacement as a "maybe" and new installation as a "yes" (mass.gov).
Many Dover garages sit at the end of a long drive or behind a gate. If a door is stuck open, tell us whether the car is inside or out and whether the opener still clicks. That tells us whether to bring springs, cables or an opener board, so the first visit can usually finish the job.
