Northfield is a town of detached, owner-occupied houses with many older homes. Detached houses are 89% of units (ACS B25024), and 85% of occupied homes are owner-occupied. Thirty-five percent of units were built before 1940, 28% from 1940 to 1979 and 9% in 2000 or later; the median year is 1962 (ACS B25034). About 2% of units are seasonal (ACS B25004).
The state inventory lists the Main Street Historic District (1982) on the National Register (MHC inventory). It lists no local historic district, so Register listing alone doesn't require approval for a new garage door. On an older house, a carriage-style door keeps the look.
Over a third of the housing predates 1940. These homes often have a barn, an ell or a detached garage. Doors on these buildings may be sliders on a rail or hinged doors. When an owner wants an overhead door, the opening often needs a new header and jambs first. We check the framing and give options. See carriage house doors.
Houses from 1940 to 1979 usually have an attached one- or two-car garage. Extension springs on older doors should have safety cables; we add them if they're missing.
Heavy snow and long winters stress doors. Ice at the threshold can freeze the bottom seal to the slab. Free it before you run the opener. A thicker vinyl seal stays flexible.
Storms knock out power on wooded roads. A battery-backup opener keeps the door working. Otherwise, learn how to pull the manual release safely with the door closed.
The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We confirm with the town.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
