Kingston's housing is mostly late 20th century. The median unit was built in 1982. Fourteen percent of units predate 1940, 33% are from 1940 to 1979 and 22% from 2000 or later (ACS B25034). Detached houses are 77% of units, two- to four-unit buildings 7% and buildings of five or more 9% (ACS B25024). Mobile homes account for about 4%. Eighty-one percent of occupied homes are owner-occupied.
The Kingston Center Historic District and the Kingston Town House and Hearse House are listed on the National Register (MHC inventory). The Register is an honor roll rather than a design control, so it does not by itself require approval for a new garage door on a private home. Older houses in the center often have carriage barns, where a carriage house door keeps the look.
Kingston is on the Massachusetts coastal-communities list (Massachusetts CZM). For houses near tidal water, damp air shortens the life of springs, cables and bottom brackets. Galvanized hardware and a yearly tune-up help.
The bulk of the town's houses were built from the 1970s into the 2000s with attached garages. The repairs we see most are broken torsion springs, frayed lift cables and worn nylon rollers. A door that jumps its track after a car bump needs off-track repair; don't keep running the opener.
State home-improvement guidance lists a replacement garage door as a possible permit item and a newly installed one as requiring a permit (mass.gov). We confirm with the town before the job.
Before a nor'easter, check that the bottom seal is intact and the door closes flat. A brace kit or a heavier-gauge door is worth a look for wide doors facing the wind, and a battery-backup opener keeps the door working in an outage.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and repair LiftMaster, Chamberlain, Genie and other openers.
