Stoneham has a split housing stock. Detached houses are 54% of units, two- to four-unit buildings 12% and buildings of five or more 30%, a high share for a town of its size (ACS B25024). Seventy-one percent of occupied homes are owner-occupied. The median unit dates to 1964; 25% predate 1940, 46% are from 1940 to 1979 and 12% from 2000 or later (ACS B25034).
Many of Stoneham's larger buildings have rows of single garage doors or a shared underground garage. Rows usually have to match, so we work to the association's model and color, and we can replace one panel instead of a whole door after a bump. Ask your manager whether the door and the opener are yours or the association's.
The MHC inventory lists the Central Square and Nobility Hill historic districts on the National Register (both 1990), with the Middlesex Fells reservoirs and parkways also listed. There is no local historic district in Stoneham on the MHC list. Older houses on the hill streets often have small detached garages and steep driveways. A steep driveway makes a door close unevenly if the floor is not level, and a new bottom seal or a shimmed track can fix the gap.
The postwar houses that make up nearly half the town usually have a single attached or under-house bay. Common problems are a broken spring, rollers worn flat and an opener that has lost its remote codes. For under-house garages with low headroom, a wall-mount opener frees up the ceiling.
The state's home-improvement chart lists garage door replacement as a "maybe" and new door installation as a "yes" for a building permit (mass.gov).
On a sloped Stoneham driveway, meltwater runs down the driveway and freezes the bottom seal to the slab. Do not force the door with the opener; free the seal first, or the opener can strip its gear.
We source doors from Clopay, Garaga, Wayne Dalton and Amarr and service openers of all brands.
