Franklin County

Monroe is a small Franklin County town of about 81 housing units. Seventy percent were built before 1940, 4% from 1940 to 1979 and 5% in 2000 or later; the median year is 1938 (ACS B25034). Single-family detached houses are 67% of units, two- to four-unit buildings 23% and attached houses 10% (ACS B25024). Seventy-six percent of occupied homes are owner-occupied, and about 22% of units are seasonal (ACS B25004).
With seven in ten homes built before 1940, garages are often sheds or later additions with openings that aren't square. Before replacing a door, we check:
Low-headroom hardware or a wall-mount opener fits where a standard setup won't.
A third of units are in two- to four-unit buildings or attached houses. If a garage is shared, give each household its own keypad code and have the door checked once a year.
About one home in five is seasonal. Unplug the opener and lock the door when closing up, and lift it by hand to check balance when you return.
Snow and ice freeze doors shut. Free the door by hand before using the opener, and replace a cracked bottom seal.
The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We confirm with the town.
Old sheds may still have wood swing doors. Rehanging them on heavier strap hinges and a new latch keeps them working. If you'd rather have an overhead door, a carriage house door keeps the old look. Seal or paint the bottom edge of any wood door, since that's where rot starts, and keep snow from piling against it.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
