Oakham is a small hill town of detached, owner-occupied houses. Ninety-five percent of units are single-family detached (ACS B25024), and 92% of occupied homes are owned. Eighteen percent of units were built before 1940, 33% from 1940 to 1979 and 15% in 2000 or later; the median year is 1979 (ACS B25034). About 4% of units are seasonal (ACS B25004).
The state inventory lists the Oakham Center Historic District (2020) on the National Register (MHC inventory). It shows no local historic district, so a new garage door on a Register-listed house doesn't need a commission's approval. A traditional style still fits a house near the center.
The median house is from 1979, and many from that period have an attached two-car garage, sometimes with a breezeway. After forty years the original doors are often thin, dented steel or wood with cracked panels. A new insulated steel door cuts drafts and noise. If the garage is under a bedroom, a belt-drive opener helps too.
Rural lots often have a barn or separate garage some distance from the house. A smart opener shows from the house whether that door is closed. For an unheated outbuilding, a single-layer steel door is enough.
Heavy snow and freeze-thaw cycles are hard on bottom seals. If the door freezes to the slab, free it before you run the opener, or the opener can strip its gear or break a cable. Replace a seal that has gone stiff.
When a torsion spring breaks, the door becomes too heavy for the opener. Leave it closed and call. We replace both springs on a two-spring door.
The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We confirm with the town.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
