Gosnold is a Dukes County town of about 205 housing units, and about 86% of them are seasonal (ACS B25004). Single-family detached houses are 88% of units, two- to four-unit buildings 8% and attached houses 4% (ACS B25024). Forty-four percent of occupied homes are owner-occupied. Twenty-nine percent of units were built before 1940, 50% from 1940 to 1979 and 2% in 2000 or later; the median year is 1962 (ACS B25034). Gosnold is on the state's coastal zone communities list (Massachusetts CZM).
On open coast, salt air can corrode steel hardware faster than inland. Rinse tracks and springs with fresh water now and then, and ask about galvanized or stainless hardware and composite or aluminum doors. Check cables for rust at the bottom brackets.
With nearly all homes seasonal, garages sit closed for most of the year. When opening a house for the season:
Half the homes are from 1940 to 1979. Their garages are often small, with doors on old hardware.
Gosnold is an island town reached by ferry or boat, and visits there are arranged by phone. Tell us where the property is and how to reach it when you call.
The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We confirm with the town.
At the end of the season, rinse salt off the tracks and springs, spray the moving parts and unplug the opener. Lock the door with its side lock. Note anything that sounded wrong so it can be looked at before next season.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
