Hampden County

Tolland is a Hampden County town where about 52% of housing units are seasonal (ACS B25004). Ninety-eight percent of units are single-family detached (ACS B25024), and 94% of occupied homes are owner-occupied. Seven percent of units were built before 1940, 47% from 1940 to 1979 and 15% in 2000 or later; the median year is 1979 (ACS B25034).
With more than half the housing seasonal, many garages sit closed for months. When they're opened again, the problems are predictable:
Lift the door halfway by hand when you arrive. If it doesn't stay put, the springs need adjusting or replacing. See broken spring repair.
A smart opener lets you confirm the door is closed and close it from a phone. Pair it with a battery backup so it works through outages.
Close to half the homes are from 1940 to 1979. Many garages from those decades are small and single-bay. Low-headroom hardware helps where the ceiling is low.
About one in seven homes is from 2000 or later. These garages have insulated doors and ceiling openers, now at the age for new springs.
Clear snow and ice from the threshold, and never force a frozen door with the opener.
The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We confirm with the town.
Tell us whether the door is stuck open or shut and whether the opener hums. If you're calling from away, say when you'll be at the house. A door that feels very heavy has a broken spring; leave it closed until it's fixed.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
