Granby is a town of owner-occupied houses. Ninety-five percent of occupied homes are owned, and detached houses are 85% of units, with buildings of five or more at 8% (ACS B25024). Fifty-nine percent of units were built from 1940 to 1979, 5% before 1940 and 10% in 2000 or later; the median year is 1966 (ACS B25034).
The state inventory lists the Granby Historic District (1979) as a local historic district (MHC inventory). In a chapter 40C district, exterior changes visible from a public way go to the commission (MGL c.40C §5 and §6). If your house is inside it, ask before replacing a garage door you can see from the street.
The Building Department page says "No building or structure shall be erected, altered, demolished or use or its land use changed without a legal written permit" (Granby Building Department). The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We check with the office before we start.
With most of the housing from 1940 to 1979, the typical garage is attached, one or two cars, often with the original track and a newer opener. Old track can be bent or loose at the ceiling brackets. We tighten or replace track and add new rollers so the door runs smoothly. See garage door rollers.
Many older openers lack the photo-eye sensors required on newer units, or the sensors were removed. A new opener with working sensors, a belt drive and a keypad is a common upgrade.
A garage under a bedroom or beside a kitchen benefits from an insulated door and a new bottom seal.
Extension springs on older doors should have safety cables. If yours don't, we add them or convert to torsion springs.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
