Forty-four percent of Greenfield's housing units were built before 1940, and the median year is 1947 (ACS B25034). Another 39% are from 1940 to 1979 and 7% from 2000 or later. Detached houses are half of all units (50%), two- to four-unit buildings 27% and buildings of five or more 17% (ACS B25024). Fifty-six percent of occupied homes are owner-occupied.
The state inventory lists the Main Street Historic District (1988) and the East Main - High Street Historic District (1989) on the National Register (MHC inventory). It lists no local historic district, so a garage door change doesn't need district approval.
With so much of the housing from before 1940, many garages are detached single bays built for smaller cars. Low headers, narrow openings and sagging framing are common. Low-headroom track and a wall-mount opener make an overhead door work in tight spaces. If an old wood door is rotting, a lightweight steel door is easier on the springs and opener.
More than a quarter of homes are in two- to four-unit buildings. A shared driveway often leads to a row of garages or one shared bay. Separate keypad codes for each household make access simpler. Heavier use means springs wear sooner. See garage door repair.
Houses from the 1940s to 1970s often have original extension springs. Make sure each spring has a safety cable.
Ice can freeze a door to the slab. Free it before running the opener, or the opener can strip its gear. A new bottom seal sheds water better.
The state's home improvement chart lists a garage door replacement as a possible permit item and a new installation as a yes (mass.gov). We check with the town first.
