Northampton has an old housing stock. Forty-one percent of units predate 1940, 32% are from 1940 to 1979 and 12% from 2000 or later, with a median year of 1955 (ACS B25034). Detached houses are 44% of units, two- to four-unit buildings 25%, buildings of five or more 22% and attached houses 8% (ACS B25024). Fifty-seven percent of occupied homes are owner-occupied.
The state inventory lists two local historic districts in Northampton, both from 2013: the Elm Street Historic District and the Clarke School for the Deaf Historic District (MHC inventory). Inside a local district, the commission reviews exterior changes visible from a public way (MGL c.40C §5 and §6). The inventory also lists National Register districts such as the Northampton Downtown and Fort Hill districts (MHC inventory).
Many older homes have small detached garages at the back of the lot or under a porch. Narrow openings, short headers and sloped floors are common. We level the bottom seal to the floor and use low-headroom track where the ceiling is low. A carriage house door fits many older houses.
A quarter of units are in two- to four-unit buildings. If the garage is shared, a keypad with a code for each household keeps things simple. A door used by several people wears its rollers and hinges faster, so plan on a tune-up each year.
Old extension springs should have safety cables. If yours don't, add them when the springs are replaced. See extension spring repair.
Under the state chart, a replacement garage door may need a permit and a new installation does (mass.gov). We confirm with the city.
If the opener has no photo-eye sensors, replace it. A belt drive is quieter where a room is above the garage.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
