Framingham is a postwar city. In the American Community Survey (2020-2024), 56% of its housing units were built between 1940 and 1979 and the median year built is 1966; only 17% predate 1940 (ACS B25034). Just over half of units, 52%, are detached single-family homes, and 32% are in buildings of five or more units (ACS B25024).
That 1950s-1970s stock means a lot of attached one- and two-car garages on ranches, capes and split-levels, many with their first or second replacement door. At 50-plus years, the original framing is usually sound, but tracks and springs have been patched more than once. The jobs that come with that: torsion spring replacement, off-track repair after a cable snaps, and swapping the original extension springs for a torsion system. When the door itself is done, a 16-by-7 or 9-by-7 steel door usually drops into those openings without framing changes. We can source from Clopay, Garaga, Wayne Dalton and Amarr.
In the apartment and condo complexes, shared garage doors and gates need heavier springs and openers rated for the cycle count. We service and install all opener types and brands, including LiftMaster, Chamberlain and Genie.
Many of these attached garages sit on a slab that has heaved or settled over half a century. A door that seals tight in summer can leave a gap in January, and the bottom rubber freezes to the concrete. A new bottom seal and side weatherstripping fix most of it; if the opener strains, the door should be balanced before anyone turns up the opener force. A tune-up before the cold covers both.
The Massachusetts Historical Commission inventory lists local historic districts in Framingham at Framingham Centre Common (2023), the Jonathan Maynard district (1995) and the H. H. Richardson Depot (2016) (MHC inventory). Inside a local district, MGL c.40C treats doors visible from a public street as exterior architectural features, and a commission certificate is needed before they change (c.40C §5 and §6).
