Sharon is mostly single-family. In the American Community Survey (2020-2024), 83% of housing units are one-unit detached homes and 88% of occupied homes are owner-occupied (ACS B25024). The median year built is 1970, and almost half the stock (48%) went up between 1940 and 1979; only 9% dates from 2000 or later (ACS B25034).
That profile points to ranches, capes and colonials with attached two-car garages that are now on their second or third door. A door that has outlived two openers often has worn rollers, a tired torsion spring and a bottom seal that no longer meets the slab. When the frame and track are sound, a tune-up and new rollers go a long way. When the panels are cracked, an insulated steel door is the common upgrade for a garage that sits under or beside a bedroom. For the opener, a quiet belt drive suits that layout better than an old chain unit.
The MHC inventory lists two local historic districts in Sharon: the Sharon Historic District (1970) and Historic District III (2004). It also lists the Sharon Historic District (1975) and the Borderland Historic District (1997) on the National Register. Inside a local district, the state's historic-district law treats the "type and style of windows, doors" visible from a public way as exterior architectural features (MGL c.40C §5 and §6). A new garage door facing the street can therefore need a certificate from the historic district commission before work starts. A carriage-house style door with the right window pattern is usually the easiest design to get approved.
Sharon's Building Division page says office hours are by appointment only, and it posts set windows for building inspections: Monday, Tuesday and Thursday mornings into early afternoon, and Friday morning. If your job needs a permit, plan the install date around those inspection slots. The state's home-improvement chart lists door replacement as "maybe" for a permit and a new door installation as "yes" (mass.gov).
We source doors from Clopay, Garaga, Wayne Dalton and Amarr, and we work on openers of every brand, including LiftMaster, Chamberlain and Genie.
