Most of Brookline's housing is pre-war. The American Community Survey (2020-2024) gives a median year built of 1938, with 52% of units dating to 1939 or earlier (ACS B25034). At the same time it is an apartment town: 51% of units are in buildings of five or more units and 18% are detached single-family houses (ACS B25024).
With half the housing stock older than 1940, a lot of Brookline's detached garages were built for an early car or converted from a carriage barn. Their openings are wide, sometimes arched, and rarely a standard size. That rules out an off-the-shelf door in many cases. We measure each opening and price a door built to it, usually a carriage-house or a wood-look insulated steel door. Older garages often still run on extension springs along the ceiling; adding safety cables, or moving to a torsion setup, is the first safety item we check.
The apartment and condo side of Brookline has shared garages under buildings, where opener reliability and photo-eye alignment matter more than looks. We service and install all opener brands, including LiftMaster, Chamberlain and Genie.
The Massachusetts Historical Commission inventory lists 11 local historic district areas in Brookline, including Cottage Farm (1979), Pill Hill (1983), Graffam-McKay (2004) and Crowninshield (2015) (MHC inventory). State law defines "exterior architectural feature" to include "the type and style of windows, doors" visible from a public street, and alterations need a certificate from the commission first (MGL c.40C §5 and §6). Plan that review into the schedule for a door replacement in one of these districts. A spring or roller repair doesn't change the look of the door.
On building permits, the state's home-improvement chart lists door replacement as a "maybe" (mass.gov); the Brookline Building Department has the final say.
We can source doors from Clopay, Garaga, Wayne Dalton and Amarr, which covers the styles historic commissions usually ask about.
