Orange's housing is a mix of types. Detached houses are 62% of units, buildings of five or more 17%, two- to four-unit buildings 15% and mobile homes 7% (ACS B25024). Seventy percent of occupied homes are owner-occupied. Forty percent of units were built from 1940 to 1979, 32% before 1940 and 10% in 2000 or later; the median year is 1966 (ACS B25034). About 3% of units are seasonal (ACS B25004).
The state inventory lists the Orange Center Historic District (1989) on the National Register (MHC inventory). It lists no local historic district, so a garage door change doesn't need district approval.
The Orange Building Department processes building permits online, with payment online or by check or money order, and posts online permitting instructions as a PDF (Orange Building Department). The state's home improvement chart says replacing a garage door may need a permit and a new installation does (mass.gov).
A third of homes predate 1940. Detached garages behind them are often narrow, with low headers and uneven floors. A lighter steel door is easier on the springs than an old wood one, and a taller bottom seal closes gaps at the floor.
About 7% of units are mobile homes. Carports and small garages here often have lighter doors, and springs must match the door's weight.
Ranches from the 1950s to 1970s may still have extension springs without safety cables. We add cables or convert to torsion. See extension spring repair.
In apartment and condo buildings, shared garages get heavy use. Plan a yearly tune-up.
Free a frozen door before using the opener.
Insulated steel doors come in raised-panel, flush and carriage designs, with optional windows in the top section. For a detached garage that stays unheated, a single-layer steel door is enough. We bring samples to compare against the house.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
