Most of Belmont's housing is pre-war. Fifty-seven percent of units were built before 1940, and the median year built is 1938 (ACS B25034). Detached homes are 45% of units and two- to four-unit buildings 38%, many of them two-family houses (ACS B25024). Sixty-five percent of occupied homes are owner-occupied.
A house from the 1920s or 1930s usually has a garage that was an afterthought: a detached one- or two-bay building at the end of a narrow driveway, sometimes shared by the two units of a two-family. Expect low headroom, little side room and old framing. We use low-headroom track and wall-mount openers, repair rotted jambs before hanging a door, and replace swing-out or tired wood doors with lighter carriage-house or steel doors. In a shared garage, each household can have its own remote or keypad code.
The MHC inventory lists three local historic districts in Belmont: the Common Street Historic District (1992), the Pleasant Street Historic District (1996) and the Richardson Farm Local Historic District (2013). National Register listings include the Pleasant Street Historic District (1979), the Metropolitan State Hospital (1994) and the McLean Hospital district (2003). Inside a local district, state law makes doors visible from a public way part of the commission's review (MGL c.40C §5 and §6).
Belmont's Building Permits page comes from the Office of Planning and Building. It gives guidance on fences, sheds, painting and windows and has a separate One and Two Family building permit application packet. For doors, the state's chart lists replacement as a "maybe" for a building permit and new door installation as a "yes" (mass.gov).
