Berkshire County

New Marlborough is a rural southern Berkshire town with many second homes. About 37% of units are seasonal (ACS B25004). Ninety-five percent of units are single-family detached (ACS B25024), and 95% of occupied homes are owner-occupied. Thirty-seven percent of units were built before 1940, 18% from 1940 to 1979 and 14% in 2000 or later; the median year is 1970 (ACS B25034).
The state inventory lists the New Marlborough Center Historic District (1982) and the Mill River Historic District (1994) on the National Register (MHC inventory). No local historic district is listed.
More than a third of homes are seasonal. Owners who aren't nearby need to know their garage is shut and secure. A smart opener sends an alert if the door is left open and lets you close it from your phone. Pair it with a battery backup so it still works in an outage.
Over a third of homes are pre-1940, many with barns. If you want to turn a barn bay into a garage, we check the header, the headroom and whether the floor is level. Where a sectional door won't fit, a well-hung slider with new hardware is a solid choice.
Steel doors with a wood-grain finish or composite overlays suit older houses without the upkeep of real wood. Real wood doors need paint or sealer on the bottom rail every few years.
Snow and cold are hard on seals. Replace a stiff, cracked seal before winter.
The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We confirm with the town.
If a caretaker or contractor checks the house while you're away, give them a keypad code instead of a remote. Change it when the work is done. A smart opener's app can also share access for a set time.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
