More than half of Chatham's housing units (54%) are seasonal (ACS B25004), and Chatham is on the state coastal-communities list (Massachusetts CZM). Detached houses are 89% of units (ACS B25024), and 85% of occupied homes are owner-occupied. Forty-six percent of units were built from 1940 to 1979, 13% before 1940 and 17% in 2000 or later; the median year is 1974 (ACS B25034).
The state inventory lists the Chatham Historic Business District (1985) as a local historic district (MHC inventory). Register listings include the Old Village and South Chatham Village historic districts and Chatham Light Station. In a chapter 40C district, exterior changes visible from a public way go to the commission (MGL c.40C §5 and §6).
The Building Division says plumbing, gas, electric and all building permits are available online. It also notes that the state building code, 780 CMR Tenth Edition, requires the Building Department to inspect short-term rentals every year (Chatham Building Division). The state's home improvement chart says a replacement garage door may need a permit and a new installation does (mass.gov). If you rent your house, a door that closes and reverses properly is part of being ready for that visit.
Near salt water, springs, cables and hinges tend to rust sooner than inland. Coated springs and stainless fasteners last longer, and a fresh-water rinse a few times a year helps.
Much of the stock is postwar, often with one-car garages or detached garages styled to match the house. A carriage house door in composite or steel fits the look without the upkeep of wood.
Before you leave, lubricate the rollers and test the auto-reverse. Before you return, a check finds a broken spring or flattened seal.
