Sterling is a town of mostly detached houses. Detached homes are 82% of units and attached houses 8% (ACS B25024), and 86% of occupied homes are owner-occupied. The median unit was built in 1980. Thirteen percent of units predate 1940, 37% are from 1940 to 1979 and 24% from 2000 or later (ACS B25034).
The Sterling Center Historic District is on the National Register (1988) (MHC inventory). The state inventory shows no local historic district in town. Register status by itself doesn't put a garage door under local review.
Sterling's Building Department uses PermitLink to apply for a permit, check its status and review permits on a property, after a one-time registration. It also says "Permits must be posted on the job site, or an inspection may not occur" (Sterling Building Department). The state chart lists a replacement door as a possible permit item and a new installation as a yes (mass.gov). If your job needs a permit, keep the card where the inspector can see it.
A quarter of the housing is from 2000 or later. Those garages usually have insulated steel doors, torsion springs and openers with photo-eye sensors. When the door reverses on its own, check the sensor lenses and alignment before calling.
Older farmhouses and barns can have wide openings and low headers. We fit low-headroom track where needed and size the door to the opening. See garage door installation.
A loud bang followed by a door that won't lift usually means a broken torsion spring. Leave the door closed and call for torsion spring repair.
Clear ice from the bottom of the door before opening it, and replace a cracked bottom seal.
For a garage attached to the house, an insulated door with a higher R-value keeps the adjoining rooms warmer in winter. For a detached garage or barn, a non-insulated steel door may be enough. We bring samples so you can compare colors, window options and panel styles at the house.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
