Sturbridge's median housing unit was built in 1982. Twenty-four percent of units are from 2000 or later, 36% from 1940 to 1979 and 12% from before 1940 (ACS B25034). Detached houses are 78% of units, buildings of five or more 12% and mobile homes 4% (ACS B25024). Eighty-six percent of occupied homes are owner-occupied, and about 6% of units are seasonal (ACS B25004).
The state inventory lists the Sturbridge Common Historic District on the National Register (1977) (MHC inventory). It lists no local historic district in town. Register listing alone doesn't require approval to replace a garage door.
About one unit in sixteen is seasonal. A garage left closed for months can have a remote with a dead battery or a spring that broke unnoticed. Checking the door at the start of the season, or adding a smart opener, avoids surprises.
A quarter of the housing is from 2000 or later, usually with two-car attached garages and insulated doors on torsion springs. Both springs should be replaced together when one breaks. See torsion spring repair.
Ranches and capes from the postwar decades often have one-car garages with original doors. When panels crack, we replace a section or the whole door. See panel replacement.
A small detached garage next to a mobile home often has a light single door. A basic chain-drive opener can run it.
The state chart says replacing a garage door may need a permit and a new installation does (mass.gov). We check with Sturbridge.
Lubricate hinges and rollers each fall, tighten loose bolts, and test the auto-reverse with a board on the floor.
Check whether the springs above the door have a gap, whether both cables are on their drums, and whether the opener's sensor lights are lit. Pull the red release cord only with the door fully closed. A description of what you see helps us bring the right parts.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
