Woburn's housing is about half single-family. Detached homes are 47% of units, 1-unit attached 9%, two- to four-unit buildings 19% and buildings of five or more 25% (ACS B25024). Fifty-six percent of occupied homes are owner-occupied. The median unit dates to 1968; 19% predate 1940 and 14% were built in 2000 or later (ACS B25034).
The MHC inventory lists the Baldwin Homestead Historic District, designated in 2004 and expanded in 2009, as Woburn's local historic district. The Middlesex Canal Historic and Archaeological District also crosses the city MHC inventory. A garage door visible from the street in a local district falls under the historic-district law's definition of exterior features (MGL c.40C §5 and §6), so owners there should talk to the commission before a style change.
One in five Woburn units is in a two- to four-unit building. On those lots the garage is often a detached block or a narrow under-house bay shared between units, and both owners may need to agree on a replacement. Short side headroom and low headers are common, so we measure for low-headroom track before quoting a new door.
A quarter of units are in larger buildings, many of them condo complexes with rows of identical doors. When one is damaged we match the existing model and color for the association, or replace just the damaged panel if it is still made.
For the 1950s-1970s houses that make up much of the city, a snapped spring, worn rollers and tired openers are the usual calls. The state's home-improvement chart lists door replacement as a "maybe" for a permit and new installation as a "yes" (mass.gov).
For a two-family, tell us which unit the door belongs to when you book.
