Brewster's housing is heavily seasonal: about 42% of units are held for seasonal use (ACS B25004). The town is on the state coastal-communities list (Massachusetts CZM). Detached houses are 79% of units and buildings of five or more 9% (ACS B25024); 85% of occupied homes are owner-occupied. Only 4% of units predate 1940, while 38% are from 1940 to 1979 and 14% from 2000 or later, for a median year of 1983 (ACS B25034).
The state inventory lists the Old King's Highway Regional Historic District, the Stony Brook - Factory Village Historic District and Nickerson Mansion - Fieldstone Hall as local historic districts, all from 1973 (MHC inventory). The Old King's Highway district runs under its own special act, Chapter 470 of the Acts of 1973, which covers doors and other exterior features in view from a public street, way or place (Acts of 1973 c.470). If your property is inside one, ask about a new garage door before ordering it, since the material and style may need review.
With so many part-time homes, garages often sit shut from fall to spring. Springs can break, rollers seize and remotes lose their batteries while nobody is there. A smart opener shows whether the door is open, and a spring check before the season saves a stuck car on arrival day.
Near the water, salt and blowing sand wear hardware. Galvanized springs and nylon rollers last longer, and a freshwater rinse a few times a year helps. Sweep sand out of the tracks.
Much of the housing is from the last decades of the 20th century. Original doors from that time are often thin steel without insulation. An insulated steel door is stiffer in wind and quieter.
In associations, the board often sets the door model and color. We match the approved door.
The state's home improvement chart says replacing a garage door may need a permit and a new installation does (mass.gov). We confirm with Brewster.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
