Watertown is a town of two-families and apartments. Only 17% of units are detached single-family homes, 43% are in two- to four-unit buildings and 30% in buildings of five or more (ACS B25024). Forty-four percent of the housing predates 1940 and the median year built is 1947 (ACS B25034). Fewer than half of occupied homes (48%) are owner-occupied.
Watertown's two-family houses often share a detached garage or a row of single-bay garages at the back of the lot. Those structures are old, low and tight, and many still have wood doors. Common fixes are panel replacement, new rollers and hinges, and low-headroom track. When owners add an opener, a wall-mount opener frees up the ceiling. For units with separate owners or tenants, separate remotes or keypad codes keep access clear. Because many renters do not make the call, we often work through the property owner.
Watertown's Inspectional Services page says building permits are required for most work. It lists exceptions, including minor repairs, painting, a shed under 200 square feet and a retaining wall under 48 inches, and recommends checking with the Inspector of Buildings when in doubt. Applications are reviewed for compliance with 780 CMR. For garage doors, the state chart lists replacement as a "maybe" and new door installation as a "yes" (mass.gov).
The MHC inventory lists the Watertown Historic District (2002) as a local historic district, with the Watertown Arsenal Historic District (1999) and the Charles River Reservation Parkways (2006) on the National Register. In the local district, state law puts doors visible from a public way under the commission's review (MGL c.40C §5 and §6).
Doors from Clopay, Garaga, Wayne Dalton and Amarr; openers of all types, including LiftMaster, Chamberlain and Genie.
