Tewksbury is mostly postwar and late-20th-century housing. The median unit was built in 1981. Only 6% of units predate 1940, while 42% date from 1940 to 1979 and 19% from 2000 or later (ACS B25034). Detached single-family houses make up 68% of units, attached townhouse-style units 13% and buildings of five or more units 15% (ACS B25024). Eighty-five percent of occupied homes are owner-occupied.
Homes from the 1950s to the 1970s often have one-car or narrow two-car garages, sometimes under the house. Original wood doors on those homes are heavy, and older openers lack the photo-eye sensors that are now standard. We can replace a single section with panel replacement or swap the whole door for an insulated steel model that keeps a tuck-under garage warmer.
With about one unit in eight attached, many Tewksbury owners live under condominium rules. Associations usually fix the door style and color, so ask the manager before ordering. Springs and openers inside the garage are typically the owner's to maintain.
The Building Department takes building, electrical, plumbing, gas and sheet metal applications through ViewPoint Cloud, and notes that "Kiosks are available in the lower level of Town Hall for online permit application submittals" (Tewksbury Building Department). That helps if you file a homeowner application yourself. The state's home improvement chart says replacing a garage door may need a permit and installing a new one does (mass.gov).
The former Tewksbury State Hospital campus is on the National Register (MHC inventory). Listing on the Register by itself does not add a local design review for private homes.
If we handle a permitted job, we file it as the contractor. If you prefer to pull a homeowner permit, the ViewPoint record and the Town Hall kiosks let you do it without paper forms, and we work from your permit.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
