Sutton is a town of owner-occupied houses. Eighty-four percent of units are detached and 7% are attached (ACS B25024); 90% of occupied homes are owner-occupied. The median unit dates to 1981. Thirteen percent of units predate 1940, 34% are from 1940 to 1979 and 22% from 2000 or later (ACS B25034). About 2% of units are seasonal (ACS B25004).
Sutton's National Register listings include the Freegrace Marble Farm district, the Blackstone Canal Historic District, the West Sutton and Sutton Center districts and the Manchaug Village Historic District (MHC inventory). Sutton has no local historic district in the state inventory, so Register listing alone doesn't put a garage door under design review. In the old villages, a carriage house door suits many older homes and barns.
Older Sutton properties often have barns or detached garages with wide or non-standard openings. We measure and size the door to fit, and use low-headroom track where the header is short.
More than a fifth of units are from 2000 or later, mostly colonials with two- or three-car garages. Wide insulated doors need paired torsion springs. When one breaks, the door is too heavy to lift; leave it closed and call for torsion spring repair.
A smart opener lets you close the door from your phone, which helps on a long driveway where you can't see the garage from the road.
Free a frozen bottom seal before running the opener, and replace a cracked seal with new weatherstripping.
The state home improvement chart lists replacing a garage door as a maybe and installing a new one as a yes for a building permit (mass.gov). We confirm with Sutton.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and repair openers of every brand.
