Much of Salem's housing is pre-war, and a lot of it is protected. The American Community Survey (2020-2024) gives a median year built of 1938, with 51% of housing units built in 1939 or earlier (ACS B25034). Only 24% of units are detached single-family homes; 38% are in two- to four-unit buildings and 32% in larger ones (ACS B25024).
The Massachusetts Historical Commission inventory lists nine local historic district areas in Salem, including the McIntire district (1981), Derby Street (1974), Lafayette Street (1985) and Washington Square (1977) (MHC inventory). In a local district, MGL c.40C defines exterior architectural features to include "the type and style of windows, doors" seen from a public street, park or body of water, and nothing visible may change without a certificate from the commission (c.40C §5 and §6). Note the "body of water": in a harbor city, a garage seen from the water can count.
In practice that means a garage door in one of these districts is chosen with the commission in mind: often a carriage-house style, wood or a wood-look composite, with a painted finish and no wide glass band. We can source those from Clopay, Garaga, Wayne Dalton and Amarr and can provide the product sheets a commission application typically needs. Repairs like springs, rollers and openers don't change what the door looks like.
Salem is on the CZM list of coastal communities (CZM). Near the harbor, salt air rusts torsion springs, end bearings and steel hinges faster than inland. We check the bottom brackets and cables on every spring job, since rust there can let go without warning. A yearly tune-up with lubrication helps most near the water.
With three-quarters of units in multi-unit buildings, many Salem garages are shared bays behind older houses, with narrow openings and low headroom. A wall-mount opener clears the ceiling. We service and install all opener brands, including LiftMaster, Chamberlain and Genie.
