Dukes County is Martha's Vineyard plus the Elizabeth Islands of Gosnold. All seven towns are on the Massachusetts CZM coastal list (CZM).
The American Community Survey (2020-2024) shows the most detached housing of any Massachusetts county: 91% of units are single-family detached houses, and only 4% are in two- to four-unit buildings (ACS B25024). The housing is also young by state standards. Its median year built is 1982, and 17% of units date from 2000 or later (ACS B25034). Of occupied homes, 82% are owner-occupied.
The Massachusetts Historical Commission inventory lists four local historic district areas, one each in Edgartown (2015), Oak Bluffs (the Cottage City Historic District, 2005), Tisbury (William Street, 1975) and West Tisbury (2000), plus nine National Register district areas (MHC inventory). Inside a local district, a street- or water-visible garage door is an exterior feature under MGL c.40C and needs a certificate to change (c.40C §5 and §6).
Salt air, wind and fog are constant. Steel hardware rusts quickly, wood doors need regular finishing, and a door that isn't used for months can seize. Where a newer house has a wide or tall door, it can weigh well over a standard 16-foot door.
Heavier doors and salt exposure add up to faster spring wear. We size replacement springs to the door's actual weight, use coated springs and galvanized cables, and check the drums and bearings.
