Most of West Boylston's housing dates from the middle of the last century. Fifty-two percent of units were built from 1940 to 1979, 15% before 1940 and 17% in 2000 or later; the median unit dates to 1967 (ACS B25034). Detached houses make up 67% of units, attached houses 13%, two- to four-unit buildings 9% and larger buildings 11% (ACS B25024). Seventy-eight percent of occupied homes are owner-occupied.
The state inventory lists the Bigelow Tavern Historic District (1992) and the Oakdale Village Historic District (1996) on the National Register (MHC inventory). It lists no local historic district in town. Register listing alone doesn't require approval for a new garage door.
Ranches, capes and split-levels from the 1950s to 1970s often have one-car or tuck-under garages. Original openers may have no photo-eye sensors, and original doors may be heavy wood. A lighter steel door with a polyurethane core is easier on the springs and opener. See steel garage doors.
About one unit in eight is an attached house. Condominium associations generally set the door style, while the owner often handles the opener. Check your rules before replacing a door.
When a spring breaks, the door may open a few inches and stop, or the opener may run without lifting it. Don't force it. Broken spring repair replaces the spring and resets the balance.
The state home improvement chart lists replacing a garage door as a possible permit item and installing a new one as a yes (mass.gov). We confirm with the town.
A belt-drive opener is quieter for a garage under a bedroom, and battery backup keeps the door usable in an outage. See belt drive openers.
An annual check of springs, cables, rollers and the auto-reverse keeps a midcentury door working longer.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
