Amherst's housing is split between houses and apartments. Detached houses are 42% of units and buildings of five or more units 38%, with two- to four-unit buildings at 14% (ACS B25024). Forty-four percent of occupied homes are owner-occupied. The median unit was built in 1975; 23% of units predate 1940, 37% are from 1940 to 1979 and 16% from 2000 or later (ACS B25034). Our work is residential: houses, condominiums and townhouses with their own garages.
The state inventory lists two local historic districts in Amherst: the Dickinson Local Historic District (2012) and the North Prospect - Lincoln - Sunset district (2017) (MHC inventory). Under the state historic districts act, a local commission reviews exterior work in its district that can be seen from a public way (MGL c.40C §5 and §6). If your house is in one of these districts, ask the commission before replacing a visible garage door. Amherst also has several National Register districts, including the Dickinson, East Village, North Amherst Center and Cushman Village districts (MHC inventory).
Nearly a quarter of units predate 1940. Old detached garages in town often have hinged or wood overhead doors, short headers and uneven floors. A carriage house door gives the look of a swing door with the convenience of an overhead one.
Associations usually set the door style and color. Owners often handle the opener and springs. Ask the manager what's yours before calling.
Torsion springs wear out with use. When one breaks, the door feels very heavy and the opener may strain or stop. Leave it closed and call for torsion spring repair.
With more than half of occupied homes rented, many garage calls in Amherst come from owners of rental houses. A keypad with a code you can change between tenants avoids collecting remotes, and an annual tune-up keeps a door that several people use from wearing out early.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
