Templeton's housing is split across eras. Twenty-seven percent of units were built in 2000 or later, 25% from 1940 to 1979 and 29% before 1940, and the median year is 1972 (ACS B25034). Detached houses are 77% of units and two- to four-unit buildings 10% (ACS B25024). Eighty-five percent of occupied homes are owner-occupied, and about 3% of units are seasonal (ACS B25004).
The state inventory lists the Templeton Common Historic District (1983), the Baldwinville Village Historic District (1986) and the Templeton Farm Colony (1994) on the National Register (MHC inventory). It lists no local historic district in Templeton, so Register listing alone doesn't require approval to replace a garage door.
More than a quarter of the housing is from the last 25 years. These homes usually have attached two-car garages with insulated steel doors and torsion springs. Springs are rated for a set number of cycles. If the door suddenly feels heavy or the opener strains, look for a gap in the spring above the door. See torsion spring repair.
Prewar homes and farmhouses often have detached garages or barns with wide or low openings. We measure the headroom and side room and fit the right track.
An older chain-drive opener can be replaced with a quieter belt drive or a wall-mount opener that frees the ceiling for storage.
In winter, ice can bond the bottom seal to the floor. Free it before you run the opener. A cracked seal should be replaced in the fall. See weatherstripping.
The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We check with the town.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
