Franklin County

Wendell is a small Franklin County town. Ninety-six percent of units are single-family detached and 3% are mobile homes (ACS B25024); 87% of occupied homes are owner-occupied. Nineteen percent of units were built before 1940, 28% from 1940 to 1979 and 14% in 2000 or later; the median year is 1981 (ACS B25034). About 4% of units are seasonal (ACS B25004).
The state inventory lists the Wendell Town Common Historic District (1992) on the National Register (MHC inventory). There's no local historic district listed.
The median house is from 1981. Homes from the 1980s and 1990s often have detached or attached garages with doors and openers that have been replaced once or are due. When one torsion spring breaks on a two-spring door, replace both. An older opener can be swapped for one with a battery backup, which helps during outages on rural roads.
Many properties have sheds and workshops with their own doors. For a workshop, an insulated door with good seals keeps heat in. For wood storage, plain steel is fine.
If your home runs on solar with batteries, an opener's standby draw matters. Ask us for a model with low standby power, or use a manual door with a good lock.
Clear leaves and pine needles from the tracks and threshold in fall so the door can close and seal.
The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We confirm with the town.
If the door goes down, touches the floor and goes back up, the close-force setting or a sensor is the usual cause. Check for anything in the sensor beam, then wipe both lenses. If it keeps happening, the opener's limits need adjusting.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
