Hadley's housing is varied. Twenty-four percent of housing units were built before 1940, 39% from 1940 to 1979 and 15% in 2000 or later; the median year is 1971 (ACS B25034). Detached houses are 77% of units, two- to four-unit buildings 12%, buildings of five or more 6% and mobile homes 3% (ACS B25024). Seventy-three percent of occupied homes are owner-occupied.
The state inventory lists the Hadley Center (1977), Hockanum Rural (1993), North Hadley (1993) and Forty Acres and Its Skirts (2023) historic districts on the National Register (MHC inventory). It lists no local historic district, so Register listing alone doesn't require review of a new garage door.
Many properties keep barns, sheds and equipment buildings. These openings are often wider or taller than a house garage. A tall sectional door can be built to size; for a barn used only for storage, a non-insulated steel door is enough.
Older houses on the village streets often have a detached garage set back from the house. Doors there may be wood and heavy. Replacing a wood door with a lighter steel one reduces the strain on springs and openers.
About a quarter of homes are rented. Landlords can cut service calls by replacing worn rollers and adding a keypad so tenants don't lose remotes. See garage door rollers.
A garage that takes in water at the threshold rusts the bottom section and the lower track. A vinyl bottom seal in a retainer, stainless fasteners and a slab that sheds water away from the door all help. If the bottom section is already rusted through, it can sometimes be replaced alone; otherwise we fit a new door.
The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We confirm with the Hadley building office.
For an attached house garage, an insulated steel door with a wood-grain finish holds up with little upkeep. For a barn or shed, plain ribbed steel is enough. We bring samples so you can match the house or outbuilding.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
