Berkshire County

West Stockbridge is a Berkshire town of detached houses, many of them second homes. Ninety-five percent of units are single-family detached (ACS B25024), and 90% of occupied homes are owner-occupied. Thirty-eight percent of units were built before 1940, 19% from 1940 to 1979 and 14% in 2000 or later; the median year is 1974 (ACS B25034). About 33% of units are seasonal (ACS B25004).
Close to four in ten homes predate 1940. Their garages are often barns or detached sheds with doors that swing or slide. A few things to know before replacing one:
A third of the housing is seasonal. Garages that sit unused fail in predictable ways: rusted springs, dried rollers and chewed seals. Have the door checked at the start of each season. If someone checks the house for you, give them a keypad code rather than a remote.
About one in seven homes is from 2000 or later. Their insulated doors and openers have now run long enough that springs and opener gears need attention.
Snow sliding off the roof can bend the bottom section if you open into it. Clear the pile first.
If a roller jumps the track, stop using the door. Forcing it can bend the sections.
The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We confirm with the town.
Old doors may still have a T-handle lock. If you use an opener, disable the lock so the opener can't fight it.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
