Franklin County

Conway is a hill town of owner-occupied detached houses. Ninety-three percent of occupied homes are owned. Detached houses are 88% of units, two- to four-unit buildings 7% and attached houses 3% (ACS B25024). Thirty-four percent of units were built before 1940, 23% from 1940 to 1979 and 15% in 2000 or later; the median year is 1976 (ACS B25034). About 3% of units are seasonal (ACS B25004).
The state inventory lists the Conway Center Historic District (1999) on the National Register (MHC inventory). It shows no local historic district, so a Register listing alone doesn't mean a garage door change goes to a commission.
A third of the housing predates 1940, and many properties have barns or carriage sheds. We see three kinds of jobs on these: freeing and re-hanging old sliders, fitting a sectional door into a framed-in bay, and replacing a rotted wood door with steel that has a wood-grain finish. Each starts with checking the framing.
Houses built in the last four decades usually have an attached two-car garage. The original builder-grade door may be thin and uninsulated. An insulated door keeps a garage under a bedroom warmer and quieter.
Mice and squirrels chew through worn bottom seals. Replace a torn seal and the side weatherstrip at the same time. See weatherstripping.
When a storm cuts power, pull the emergency release cord and lift the door by hand. If it's very heavy, a spring may be broken. Don't keep lifting it.
The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We confirm with the town.
Disconnect the opener and lift the door halfway. A balanced door stays put. If it drops or rises, the springs need adjusting, which should be left to a technician.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
