Oxford is mostly owner-occupied houses. Detached houses are 72% of units, two- to four-unit buildings 12% and buildings of five or more 11% (ACS B25024); 83% of occupied homes are owner-occupied. The median unit dates to 1972. Nineteen percent of units predate 1940, 42% are from 1940 to 1979 and 10% from 2000 or later (ACS B25034).
The Oxford Main Street Historic District was listed on the National Register in 2011 (MHC inventory). Oxford has no local historic district in the state inventory, so the Register listing does not by itself require design approval for a garage door.
More than four in ten units date from 1940 to 1979, mostly ranches, capes and split-levels with single or narrow double garages. Many still have the original door. We replace worn wood doors with insulated garage doors and convert extension springs to torsion where the headroom allows.
About one unit in eight is in a two- to four-family building, often with a shared detached garage. Each door usually has its own springs and opener, and old extension springs there need safety cables.
Pre-1940 homes often have small garages with low headers. Low-headroom track and a wall-mount opener make the most of the space.
Broken springs, frayed cables, worn rollers and doors knocked off track are the calls we get most. If the door is crooked or hanging, don't run the opener; see off-track repair.
A fall tune-up with lubrication of rollers and hinges keeps the door from straining in the cold.
By state guidance, a replacement door may need a building permit and a new installation needs one (mass.gov). We check with Oxford before starting.
For a garage beside a bedroom or den, an insulated door with a belt-drive opener cuts both drafts and noise.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain and Genie openers.
