A large share of Sunderland's housing is apartments. Buildings of five or more units hold 38% of housing, detached houses 42%, two- to four-unit buildings 15% and attached houses 5% (ACS B25024). Forty-two percent of occupied homes are owner-occupied. Twenty-three percent of units were built in 2000 or later, 44% from 1940 to 1979 and 9% before 1940; the median year is 1979 (ACS B25034).
The state inventory lists the Sunderland Center Historic District (2002) on the National Register (MHC inventory). It lists no local historic district, so Register listing alone doesn't require approval for a garage door.
The Building Inspector/Commissioner page says "Online Building Permits are now required for all building activities," and that inspectors don't hold regular office hours but make appointments on request (Sunderland Building Inspector/Commissioner). The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). If your job needs a permit, we file it online and arrange the inspection by appointment.
Detached houses are about four in ten units. Many are 1970s and 1980s homes with attached garages. Their springs, rollers and openers are often past their expected life. A tune-up shows what needs replacing before it fails.
If you rent a house with a garage, report a broken spring or a door that won't reverse to your landlord rather than trying to fix it yourself. Springs hold a lot of tension.
Homes from 2000 on often have insulated doors. If a panel is dented, it can sometimes be replaced alone. See panel replacement.
In apartment and condominium buildings, the garage doors are usually the association's responsibility. If you own a unit with its own bay, check the master deed or ask the manager before you replace the door or opener, since the style and color may be set for the whole building. We can match the existing doors.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
