Cambridge's housing is dense. The American Community Survey (2020-2024) puts 55% of Cambridge housing units in buildings with five or more units and only 10% in detached single-family houses (ACS B25024). The median unit was built in 1950, 47% were built before 1940, and about one unit in five has been built since 2000 (ACS B25034). Two-thirds of households rent.
That split gives Cambridge two very different garage jobs. Newer residential buildings have parking-level doors and condo garages with heavy daily use, where the customer is usually an association or a property manager. Those doors wear out springs and rollers on a predictable schedule, and a tune-up plan keeps them from failing at rush hour. The older stock has small detached garages behind two-families and Victorian houses, often with a wood door that has rotted at the bottom section. There, panel replacement or a full door replacement sized to an out-of-square opening is the usual fix.
Cambridge Inspectional Services says anyone who constructs, alters, repairs or demolishes a structure must first get a building permit and post it at the job site, and that "ordinary repairs, as defined in the Building Code, do not require a building permit" (Cambridge ISD). A spring or cable repair is usually treated very differently from a new door, but ISD decides, so ask before a replacement.
The Massachusetts Historical Commission inventory shows 13 local historic district areas in Cambridge, including the Old Cambridge and Fort Washington districts (MHC inventory). State law treats doors visible from a public way as exterior architectural features that need a commission certificate before they change (MGL c.40C §5 and §6). Bring a photo and the door model to that review. A carriage-house design in a painted finish is often the closest match to an old barn-style door.
For new doors we can source from Clopay, Garaga, Wayne Dalton and Amarr. On openers we service and install every type and brand, including LiftMaster, Chamberlain and Genie. Licensed and insured, and we can show proof of insurance, our license and a 1099 when a property manager asks.
