Worcester County

Worcester's housing is old and dense. The American Community Survey (2020-2024) gives Worcester a median year built of 1951, with 41% of units from 1939 or earlier (ACS B25034). About a third of units, 34%, are in buildings with two to four units, the triple-decker and two-family stock the city is known for; 32% are detached single-family houses and 43% of homes are owner-occupied (ACS B25024).
Worcester's Building & Zoning division encourages online applications, and since January 1, 2022 it has charged a $50 administrative fee on permit applications submitted over the counter or by mail. That $50 is a City of Worcester government fee, not a MassGarage price (as of October 28, 2026, Worcester Building & Zoning). Work starts only after a permit is issued. Whether a garage door job needs one depends on the scope; the state's home-improvement chart lists door replacement as "maybe" and door installation as "yes" (mass.gov).
The Massachusetts Historical Commission inventory lists Worcester local historic districts including Crown Hill (2013), Montvale (1993), Massachusetts Avenue (1975) and the Elm Park Neighborhood district (2023) (MHC inventory). Under MGL c.40C, a door open to view from a public street in a local district is an exterior architectural feature, and the commission must issue a certificate before it changes (c.40C §5 and §6). A carriage-house or wood-look style door is the usual direction there.
Behind a triple-decker there is often a block of single garages or one wide detached garage shared by three households. Shared doors run many cycles a day, so spring life is shorter, and an owner renting out bays should think about high-cycle springs. Slope adds another factor: a garage at the bottom of a sloped driveway takes runoff and ice at the threshold, which rots wood bottoms and rusts steel ones. A new bottom section, or panel replacement where the model is still made, and a good bottom seal stop most of it.
We install and service every opener brand, including LiftMaster, Chamberlain and Genie. For new doors, we can source Clopay, Garaga, Wayne Dalton and Amarr. MassGarage is licensed and insured, and owners who rent out units can get our proof of insurance, license and 1099 on request.
