Spencer's housing is split between detached houses and small multi-family buildings. Detached houses are 59% of units, two- to four-unit buildings 25% and buildings of five or more 14% (ACS B25024). Sixty-three percent of occupied homes are owner-occupied. Twenty-nine percent of units predate 1940, 39% are from 1940 to 1979 and 13% from 2000 or later; the median unit dates to 1968 (ACS B25034). About 3% of units are seasonal (ACS B25004).
The state inventory lists the Spencer Town Center Historic District (1986) and the East Main Street - Cherry Street Historic District (1996) on the National Register (MHC inventory). Spencer has no local historic district in the inventory, so Register status alone doesn't put a garage door under review.
On a multi-family lot, the garage may be detached and shared. Agree with the other owners or tenants on who handles repairs. A keypad with separate codes for each household makes access easy to manage.
Prewar garages often have doors that have taken on water and grown heavy, or tracks fastened into old wood. When panels crack or the bottom rots, we can replace a section or the whole door. See panel replacement and door replacement.
Seasonal houses sit closed for long stretches. Before you leave, unplug the opener; when you come back, check that the door opens smoothly and the auto-reverse works.
The state home improvement chart says replacing a garage door may need a permit and installing a new one does (mass.gov). We check with the town first.
A chain-drive opener is a sturdy choice for a detached garage. For a garage under a bedroom, a belt drive is quieter. See chain drive openers.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
