Middlesex County

Sudbury is a town of owner-occupied houses on large lots. Detached homes are 84% of units and 1-unit attached homes 8%, with only 7% in buildings of five or more (ACS B25024); 90% of occupied homes are owner-occupied. Almost half the stock (48%) dates from 1940 to 1979, 24% from 2000 or later and only 6% from before 1940; the median unit was built in 1977 (ACS B25034).
The MHC inventory lists local historic districts at Old Sudbury (1963), the Wayside Inn (1967), King Philip (2005) and George Pitts Tavern (2008), plus the Goodnow Library (2005). Sudbury Center and the Wayside Inn are also on the National Register MHC inventory. In a local district, the type and style of doors visible from a public way are exterior architectural features under state law (MGL c.40C §5 and §6). Before swapping a garage door on a house in one of those districts, check whether the historic commission needs to sign off on the new design.
Most Sudbury homes have two- or three-car attached garages, often side-entry, with insulated steel doors that have been replaced once already. The parts that wear out are the torsion springs, the cables at the bottom brackets and the opener. Big doors carry a lot of spring tension; please leave a broken spring to us. We replace springs in pairs and can add a smart opener or battery backup while we are there.
The building department takes applications online: "OpenGov (formerly ViewPoint Cloud) allows you to view and apply for Plumbing, Gas, Electrical and Building permits online." The same page notes that the state Board of Building Regulations and Standards "strongly cautions homeowners applying for their own building permit" (Sudbury Building Department). On the state's chart, garage door replacement is a "maybe" for a permit and a new opening a "yes" (mass.gov).
Older properties in the historic districts often keep a carriage barn. A carriage house door can be made to fit the opening and the period.
We install doors from Clopay, Garaga, Wayne Dalton and Amarr and repair LiftMaster, Chamberlain, Genie and other openers.
