Sandwich is almost entirely detached houses: 91% of units are single-family detached (ACS B25024), and 89% of occupied homes are owner-occupied. Thirteen percent of units are seasonal (ACS B25004). The median unit dates to 1982. Eight percent predate 1940, 35% are from 1940 to 1979 and 12% from 2000 or later (ACS B25034).
The MHC inventory lists Sandwich in the Old King's Highway Regional Historic District, designated in 1973. The town's Old King's Highway Historic District Committee administers that act (Chapter 470 of the Acts of 1973) and reviews exterior changes in the district, which covers the area north of Route 6 to Cape Cod Bay. The committee's guidelines list doors and garages among visible changes that need a Certificate of Appropriateness, even when no building permit is required. Like-for-like repairs that keep the present design do not. Town Hall Square, Jarvesville and Spring Hill are on the National Register (MHC inventory).
Sandwich is on the coastal-communities list (Massachusetts CZM). Near salt water, springs, cables and bottom brackets rust faster; galvanized hardware and a yearly tune-up help.
Doors on houses closed for the winter often stick when reopened. A smart opener lets you check the door from away.
Most homes date from the 1960s through the 1990s, typically capes and ranches with attached garages. In the district, a carriage house door or another traditional style may suit the district's character.
The Sandwich Building Department handles permits online through PermitEyes. After a permit is issued, the applicant prints it and posts it on site, and plumbing, gas and electrical inspections are on Mondays, Wednesdays and Fridays (Sandwich Building Department). State guidance lists door replacement as a possible permit item (mass.gov).
