Essex County

Thirty-five percent of Essex's housing units were built before 1940. Another 22% are from 1940 to 1979 and 25% from 2000 or later, and the median year is 1969 (ACS B25034). Detached houses are 72% of units and two- to four-unit buildings 17% (ACS B25024). Seventy-five percent of occupied homes are owner-occupied, about 12% of units are seasonal (ACS B25004), and Essex is on the state coastal-communities list (Massachusetts CZM).
The Essex Building Inspector page offers online building permit applications and says "The preferred method for submitting a building permit application is via the online system" (Essex Building Inspector). The state's home improvement chart says replacing a garage door may need a permit and a new installation does (mass.gov). We file online when a permit is needed.
The state inventory lists the George Giddings House and Barn (1990) on the National Register (MHC inventory). It lists no local historic district in Essex.
With more than a third of homes built before 1940, garages here are often converted outbuildings. A sagging header or a sill that has settled will bind a new door. We check the framing first, then pick track and springs that fit the space. A carriage house door suits these buildings.
Moist, salty air speeds up rust on spring coils and track fasteners. We use galvanized springs and coated hardware on doors near the marsh, and suggest rinsing them with a hose in spring and fall.
Homes from 2000 on tend to have two-car garages with insulated doors. Many of those doors use two torsion springs, and we replace both together. See torsion spring repair.
For the 12% of homes that are seasonal, change the remote and keypad batteries when you return and run the door once by hand to feel for binding.
A smart opener can alert you if the door is left open.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
