Lynnfield is a midcentury town. Sixty percent of units were built from 1940 to 1979, 13% before 1940 and 16% in 2000 or later; the median unit dates to 1964 (ACS B25034). Detached houses are 82% of units and buildings of five or more 10% (ACS B25024). Eighty-seven percent of occupied homes are owner-occupied.
The Meetinghouse Common District has been on the National Register since 1976 (MHC inventory). The state inventory lists no local historic district in Lynnfield, so Register listing alone does not require approval for a garage door. Older houses near the common sometimes have carriage barns, where a carriage house door fits.
With six in ten homes built from 1940 to 1979, many Lynnfield homes are more than 45 years old. Original doors are often wood, with extension springs and tracks that have shifted over time. We replace worn springs and rollers, realign tracks and install new insulated garage doors.
Openers in many of these homes date to the 1980s and 1990s. A modern opener adds photo-eye safety sensors, battery backup and app control. A belt-drive opener is quieter if the garage sits under a bedroom.
About one in six homes is from 2000 or later, including condominium communities. Associations often set the door style; we match it or replace one section with panel replacement.
Springs often break in cold weather. If the door feels very heavy or won't lift, stop using it and call us.
The state's home improvement chart lists garage door replacement as a maybe for a building permit and new installation as a yes (mass.gov).
Some midcentury homes have the garage below living space. An insulated door and a good bottom seal keep the rooms above warmer.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain and Genie openers.
